BUYER SURVEYS
WHERE PROPERTY DREAMS MEET EXPERT ADVICE
SPECIALISTS IN HOME BUYER SURVEYS LEVEL 2 & 3
Why do you need a survey?
Purchasing property represents a significant financial commitment for any prospective home buyer. A mortgage lender’s valuation is not a condition survey, it simply tells the lender whether the property is a reasonable loan security. Engaging the services of a professional surveyor, at a fraction of the purchase price, enables a thorough assessment of the property's condition on the buyer's behalf.
By prioritising quality over quantity in our work approach, we offer personalised guidance on all property-related concerns. Leveraging advanced technology allows us to efficiently gather on-site data, ensuring the delivery of a comprehensive and timely report. Typically, survey reports are transmitted electronically within three working days following the inspection.
Survey Options
-
Level 2 Home Survey
Choose this report if you are buying or selling a conventional house, flat or bungalow, in reasonable condition and built from common building materials.
-
Level 3 Building Survey
Choose this report if you are buying or selling a large, older or run-down property; a building that is unusual or altered, or if you’re planning major works. We generally recommend this report for houses built prior to 1900.
-
Drone Survey
Aerial roof, chimney and general property inspections carried out
Why you should always have an independent survey done on your new home
Having a qualified RICS professional carry out a survey on your new property can reveal any major issues, helping you make an informed decision about whether to proceed—and at what price. Both RICS Level 2 HomeBuyer Surveys and Level 3 Building Surveys identify defects that could impact the property’s value or require urgent repairs after purchase.
On average, surveys cost less than 0.2% of a property’s value—an affordable investment for significant peace of mind. In many cases, the cost of the survey is recouped several times over by uncovering problems before contracts are signed. This insight allows you to budget for repairs or renegotiate the price if necessary.
Surveys aren’t just for older homes—new builds can also have serious defects, many of which are well-documented. While some issues may be covered under warranty, others may not, or may only become apparent later, potentially leading to disputes and affecting resale value.
